If you’ve always dreamed of owning a getaway in Cornwall, Higher Harlyn could be the perfect fit for you. We offer 15-year leases for static caravans or lodges in two separate areas. Our static fields, Fields 1 and 2, have a village vibe and are conveniently located near all the facilities. These two fields are open from April 1st until the end of the October half-term. Our prestigious Gulland View development has spectacular views to Trevose Head and Gulland and is open from 1stMarch to the end of October half term, with the option to extend until 2nd January.

Gulland View 100 for sale

Gulland View 100 is a beautifully presented 2016 ABI Blenheim 38’ x 12’ (3 bedroom) with 5 seasons left on the lease (final season 2030).

Living area:

  • New electric fire purchased in 2022.

  • New Panasonic Smart TV purchased in 2023.

  • New integrated fridge freezer purchased in 2024.

  • Ninja air fryer purchased in 2024.

  • Stone kitchen worktop purchased/fitted in 2024, along with new kitchen sink.

  • All cutlery, crockery, cookware, sauce/frying pans, glasses to be included.

Miscellaneous:

  • New floor coverings throughout, fitted 2024.

  • Re-upholstered furniture in living area and all headboards, undertaken in 2024.

  • Roman blinds made and fitted to some windows in living area and all bedrooms, undertaken in 2024.

  • Hilary's Perfect Fit blinds fitted throughout (Venetians to shower room and en-suite WC, black-out blinds fitted to all bedroom windows).  Apart from the French Doors, these blinds can be opened from top and bottom - no blinds fitted to main entrance door as opaque.  Undertaken in 2024.

  • Solar lights fitted to one side of lodge outside.

  • Decking lights fitted in 2021 - switch for these is inside boiler cupboard to the left of the boiler.

  • All wall art/pictures included in sale, along with all ornaments, games and DVDs within the lodge itself.

Premier bedroom: 

  • King size duvet sets (cover and pillow cases) x 2 - one season's use only.

  • Double fitted sheets x 2, additional pillowcases x 4 - one season's use only.

  • Emma mattress and a non-Emma mattress topper - both approx. 5-years old.

  • Double mattress protectors x 2, pillow protectors x 8, pillows x 4, king size 7.5 tog duvet - all about 5-years old now, but all laundered before each season.

  • Bath towel x 4, hand towels x 4 - one season's use.

Middle and Small bedrooms:

  • Single duvet set (cover and pillow case) x 4 - one season's only.

  • Double duvet set (cover and pillow cases) x 2 - one season's use only - simply pushed beds together and moved bedside cabinets to one side, and placed mattress topper on top of joined beds (taken from the double bed, and used a single duvet as a mattress topper for small bedroom when made into a double), to make it more comfortable.

  • Double duvet (10tog) x 2, single duvets (10tog) x 4 and pillows x 4.

  • Double mattress protector x 2, single mattress protector x 4, pillow protectors x 8.

  • Bath towel x 4, hand towels x 4 - one season's use only.

Shower room:

  • Large Pebble Grey light fitting (non-touch lighting), having moved the bathroom cabinet to over the WC.

  • Full-length chrome heated towel rail (heated via central heating).

  • Bathmat x 2.

Decking:

  • New decking furniture purchased in 2024 (two-seater sofa, two armchairs, two coffee tables (one square with glass top, one rectangular) and a square stool).

  • Cushions for decking furniture go in new Keter storage box (purchased 2025 and comes with two new ratchet security straps) outside French doors.

  • New Keter storage bench (purchased 2025) situated under the "Blenheim" sign (used for cleaning materials, loo rolls, kitchen rolls, etc).

  • Keter storage box (purchased 2021) outside of Shower Room window (used for storage of strimmer - leaving this).

  • Key safe box for securely storing keys to main door and storage boxes x 2 fitted.  One to the far right of the steps leading up onto the decking, the other on the decking post to the far right of the lodge (close to the wall).  Codes will be provided for these upon sale.

  • Cadac BBQ (purchased 2021), covered and secured on decking.

Grassed area to rear of lodge: 

  • Large Keter storage box (purchased 2021), secured with two new ratchet straps:

  • Inflatable paddle board in storage carry case (purchased 2023) x 1.

Services:

  • Gas & electric are maintained centrally by HHP and are invoiced annually.

  • The three-yearly electrical installation check is due in 2026. Gas boiler/appliance servicing is yearly with the down/up draining service by Garry Broad.

  • Current owners use Gutterly Clean to professionally clean the caravan at the beginning of each season.

  • Current owners use Safeguard Caravan Insurance, which they will cancel upon sale of the lodge.

Also included:

  • A Shark stick vacuum cleaner (corded) that bends so it can clean under the single beds.

  • A steam/spray iron held in a folding table top ironing board (situated in main wardrobe).

  • A selection of fleece throws (for when sitting outside).

Plots for New Statics with 15 year lease

We currently have plots available in our Static 1 & 2 Fields for which you could choose a new static, and start a new 15-year lease (note, these plots are for new statics only) ready for the start of the 2026 season.

As a very rough guide, a price for brand new static in our Static Field 1 & 2, (delivered, sited on a new concrete base, connected, commissioned, including vat and a new 15-year lease) would cost between £67,500 - £90,000. The cost depends on the caravan chosen.
